A pgim global real estate fund offers investors safe exposure to the Real Estate asset class through REIT investments, thus eliminating many of the issues associated with direct investing such as large ticket sizes, illiquidity and potentially questionable promoters in commercial deals as well as having to manage properties themselves. Furthermore, REIT funds often pay out dividends directly to their unit holders adding an income component to your portfolio.
The fund’s objective is capital appreciation. At least 80% of its investable assets (net assets plus any borrowings made for investment purposes) must be invested in equity-related securities of real estate companies, specifically real estate investment trusts or REIT-like entities, such as debt securities, shares of equity-oriented real estate operating companies, common stock, preferred stock, convertible securities, nonconvertible preferred stock American Depositary Receipts rights and warrants to purchase stock investments in various types of business ventures as well as similar securities; additionally it may invest in exchange-traded funds as well as derivative investments such as real estate derivatives as other investments.
PGIM Real Estate invests globally across all major real estate sectors. The firm is particularly active in Japan where a structural supply-demand imbalance offers long-term opportunity and differentiated resurgence of office and retail demand presents tactical ones. Furthermore, PGIM holds a prominent position in the rapidly expanding US data center market where they leverage opportunities via asset development joint ventures with leading operators and deep operator relationships to seize opportunities that arise there.
PGIM Real Estate has been actively searching for value-added acquisitions and dispositions that offer attractive returns with less capital volatility than is typically associated with traditional real estate investments. This pursuit has been made easier due to macroeconomic recovery, favorable interest rate conditions, as well as its extensive local expertise and vast network.
The investment team adopts a value-orientated approach to investing, with assessments made of both fundamental value of real estate assets as well as performance of management teams of real estate operating companies. Furthermore, our global perspective allows us to recognize risks in real estate markets and businesses alongside strong operational discipline.
